One of several oceanfront homes in PV to list and sell in the past few months was 603 Paseo Del Mar in Palos Verdes Estates. The location was incredible but the home was in need of some significant work. The home was originally listed for $13,000,000 and closed at $9,700,000 after just about 6 months on the market.

The location was simply stunning with not only incredible ocean views, but coastline views from Redondo to Malibu.
Congrats to all parties on the sale of this relatively newer beachfront home in the south end of the Hermosa Beach sand section.
The home was beautiful but had some challenges with location (hard to believe that can be possible with a beachfront home, but the areas south of the pier generally sell for less than north of the pier) price, and lot size.
It definitely took a while with the home being originally listed in 2022 and on and off the market ever since.
The beachfront home at 212 The Strand in Hermosa Beach closed escrow in October at $8,937,500.
The home was originally listed in February 2022 for $10,500,000 (after selling previoiusly in 2022 for July of 2020 for $8,200,000) and then on and off the market a few times. The most recent list price was a reduced $9,275,000 which clearly did the trick as it closed not long after for $8,937,500. Obviously not the price they were originally hoping for but not entirely surprising given the location, smaller lot size and the fact that Strand homes often sit for extended periods of time.
The beachfront home was listed by Patricia Blakemore of Palm Realty Boutique, Inc.
The 2018 build offered 4 bedrooms, 6 bathrooms and almost 4,400 square feet.
212 The Strand was on a smaller 2,374 foot beachfront lot with approximately 30 feet of beach frontage.

September ended with a bang with a big sale on The Strand. The beachfront home at 708 The Strand closed on 9/26/25 for $13,250,000. As with many beachfront home this one had been on the market several times and switched realtors in the middle. It was original listed in October 2024 at $16,595,000 taken off of the market in April and then relisted in May with another realtor at $15,550,000. The price was then reduced to $14,999,000 in July and went into escrow on 9/5. The sale appeared to be all cash.

708 The Strand was a 4 bedroom 5 bath 4,526 square foot 3 level home beachfront home with approximately 33 feet of beach frontage.
The south Manhattan Beach sand section location offered views of the iconic Manhattan Beach pier and is close, but not too close, to the action downtown.

The home offered a very rare rooftop deck which are not allowed in Manhattan Beach unless it’s grandfathered in. There aren’t many homes in all of Manhattan, let alone the Strand, with rooftop decks.
If this oceanfront address sounds familiar it’s because it is. 631 Paseo De La Playa was on and off of the market for years but now it has officially closed. Originally listed in December 2023 it had a number of significant price reductions and had been pulled on and off the market several times. It was last listed at $9,900,000 back in February 2025 and although it took a while, it just closed at $9,700,000.

The home offered a legacy type location on the bluffs with unblocked and unblockable views of PV, the ocean and the coastline. The home was the highest on the street (other than the condo complex of Cote D’Azure so it offered top of the world views.
The existing home was quite large at almost 5,700 square feet with 4 bedrooms + an office.
The home offered incredible outdoor areas and decks overlooking the ocean.

The latest beachfront/oceanfront condo to hit the market in Redondo Beach is pretty incredible. This top floor 2 bedroom penthouse feels more like being on a boat as all you see is ocean and sand. While all of the units on floors 1-3 and 5-7 are one bedrooms, the top of each of the two buildings features 2 bedroom units. Not only are they more rare, but the views are that much better. As unit #407 is in the front (closer to the beach) building, it’s basically right on the beach.
The newest listing in South Redondo is a good one. This is a rare 2 bed + loft penthouse condo located in Seascape 2 just east of the Redondo pier and King Harbor.
110 The Village #503 is listed by Liz Cotton of Estate Properties.
Not only are the views better at the top, but the penthouse units have an additional loft making the square footage much larger than normal at approximately 1,800 feet. The loft also means a second oceanview deck. Owners use the loft for everything from home office to guest room.

While we haven’t seen the inside we”re assuming based on the condition of the outside, and the fact there are no interior photos, that this one is a fixer. That said the location is simply stunning with not only incredible ocean views, but coastline views from Redondo to Malibu.
