New to the beachfront Strand market is a nice 3 bedroom lease opportunity in the El Porto area of North Manhattan. The single level condo offers 3 bedrooms, 2 Baths, and 1,500 square feet and is priced at $7,995 per month.
516 & 518 The Strand sells at $14,500,000
Unlike just about every other beachfront home for sale on The Strand in Manhattan Beach, the duplex at 516 The Strand sold quickly for full price. This wea very likely a land sale, as the duplex was clean but far from what current buyers would be looking for at tht this price.the beachfront duplex at 516 and 518 The Strand closed in August for $14,500,000. This one is all about the location as the south Manhattan Beach sand section location is about as good as you get.
Back on the Market - 505 Paseo De La Playa in the Hollywood Riviera
After being pulled of of the market for a short period of time, the oceanfront home at 505 Paseo De La Playa is back on the market and avilable priced at $5,500,000. As with many of the sales on Paseo De La Playa it’s an older home in fairly original condition but it’s tough to beat the location. It offers 4 bedrooms, 3 baths and almost 3,200 square feet on an expansive 26,985 square foot lot (BTV) that stretches all the way to the beach.
The price is likely going to be a bit of a reach for the seller as the home just up the street at 529 Paseo De La Playa just closed escrow at $5,650,000 and the home was in similar condition but had a slightly bigger flat yard facing the ocean and also had extensive (and expensive) shoring done to the hillside which is always a challenge due to California Coastal Commission restrictions. The home at 505 Paseo De La Playa has apparently had some hillside challenges. Another upgrade on 529 was the addition of a trail down to the beach when the shoring was done which is a pretty significant value added as it’s so tough to get CCC approval.

We don’t see all that many condos for sale on the Manhattan Beach Strand as most ultra wealthy beachfront buyers want the property all to themselves….and who can blame them. Every once in a while situations make for unique properties and at the moment we actually have 2 Strand condos for sale. One isn’t quite facing the beach while the one at 1208 the Strand #B most definitely gets a straight on, unblockable view of the beach, ocean and Manhattan Pier. Priced at $4,999,000 it offers 2 Beds, 2 Baths, 1,190 sqft on a fairly standard 3,317 sqft lot. It’s a fairly steep price tag at over $4200 a square foot but it’s tough to argue that it’s anything but fantastic.

2304 The Strand Hermosa Beach - Priced at $1,375,000
The home at 2304 The Strand has always been an interesting property when walking or biking past. Originally built in 2007 it had unusual features inside and out and it often looked like the owners never fully moved in. While it’s definitely been cleaned up and interior spaces brightened and decluttere, some of those features remain including the turf yard with a very short lazy river and a bridge….not exactly something you often see at the beach.
The interior had been a mystery for a while as well but that’s now changed and this corner lot home is on the market for just under $14,000,000. The location is pretty ideal with a north facing corner lot in the northern Hermosa sand section making it convenient to head to either pier area. The home itself offers a mediterranean style with 5 bedrooms and 5 baths and a little over 3,600 square feet on an oversized 4,224 square foot lot.
Hermosa Beach has often been recognized as one of the top beach towns in America and it’s pretty tough to beat this spot. Great weather, ideal location and top Hermosa Beach schools.

With just under 5,000 square feet* this 4 bed, 4 bath home was originally a custom build and offers incredible views of the beach, ocean and Manhattan Pier.
1516 The Strand - $18,900,000

While the number of days on market is definitely misleading, there’s no question that the beachfront home at 212 The Strand has been on the market for a while. 1,064 days on the market to be precise. That has finally changed as this new construction beachfront home in Hermosa is now in escrow. The reason the number is a bit misleading is that the builder/agent listed the home long before it was actually complete and was listed at a very optimistic $11,900,000 price at the time. It’s been through a number of price reductions, which seems to be the norm on the very slow beachfront luxury market, to it’s most recent price of $8,999,999. The home offers 5 Beds, 5.5 Baths, approximately 4,403 sqft on a 2,374 sqft lot. We’re not aware of the sales price so we’ll update that once sales info is released after close of escrow. 212 The Strand, Hermosa Beach
Manhattan Beach saw a rare beachfront home sale at 3004 The Strand. 3004 The Strand was a very unique home that recently closed escrow at a number well below the list price. It may not be a coincidence that it’s one of the few beachfront home sales in the past year. It hadn’t been on the market (especially in relation to most Strand homes) long but sold at a significantly lower price. It was listed at $9,495,000 and closed at $7,000,000.
3004 The Strand, Manhattan Beach
3004 The Strand in Hermosa Beach was one exception to a very saturated and very slow beachfront market. It recently closed escrow at a number well below the list price, which certainly may be one reason it sold relatively quickly compared with the rest of the market. 3033 was a classic beach house much larger than most original beach bungalows on the Strand. It was listed at $14,800,000 and closed at $12,000,000.
