Welcome to the real estate recap for March 2021 in beautiful Manhattan Beach. It was another huge month in the Manhattan Beach real estate market during March 2021. There were 42 homes sold in this coastal community compared with 25 in March of 2020. In addition 53 homes went into escrow durring the month. The median sales price was an impressive $3,448,000.

We’re having a bit of a flashback moment as we represented the seller on this home a few years back. It’s back on the market and is once again an opportunity for the right buyer. The home is on the Palos Verdes Peninsula but sits in the city of San Pedro…..if it was in the city of Palos Verdes the home would definitely have an entirely different price tag. The views both day and night are amazing. It sits high over the water with commanding views of the ocean, beach, LA harbor and the coastline.
The home itself offers 3 bedrooms, 3 baths, and just under 2,400 square feet. This two level home offers sit down ocean views from both floors and the outdoor spaces are simply amazing.
Back on the Market - 505 Paseo De La Playa in the Hollywood Riviera
After being pulled of of the market for a short period of time, the oceanfront home at 505 Paseo De La Playa is back on the market and avilable priced at $5,500,000. As with many of the sales on Paseo De La Playa it’s an older home in fairly original condition but it’s tough to beat the location. It offers 4 bedrooms, 3 baths and almost 3,200 square feet on an expansive 26,985 square foot lot (BTV) that stretches all the way to the beach.
The price is likely going to be a bit of a reach for the seller as the home just up the street at 529 Paseo De La Playa just closed escrow at $5,650,000 and the home was in similar condition but had a slightly bigger flat yard facing the ocean and also had extensive (and expensive) shoring done to the hillside which is always a challenge due to California Coastal Commission restrictions. The home at 505 Paseo De La Playa has apparently had some hillside challenges. Another upgrade on 529 was the addition of a trail down to the beach when the shoring was done which is a pretty significant value added as it’s so tough to get CCC approval.

2304 The Strand Hermosa Beach - Priced at $13,95,000
The home at 2304 The Strand has always been an interesting property when walking or biking past. Originally built in 2007 it had unusual features inside and out and it often looked like the owners never fully moved in. While it’s definitely been cleaned up and interior spaces brightened and decluttere, some of those features remain including the turf yard with a very short lazy river and a bridge….not exactly something you often see at the beach.
The interior had been a mystery for a while as well but that’s now changed and this corner lot home is on the market for just under $14,000,000. The location is pretty ideal with a north facing corner lot in the northern Hermosa sand section making it convenient to head to either pier area. The home itself offers a mediterranean style with 5 bedrooms and 5 baths and a little over 3,600 square feet on an oversized 4,224 square foot lot.
Hermosa Beach has often been recognized as one of the top beach towns in America and it’s pretty tough to beat this spot. Great weather, ideal location and top Hermosa Beach schools.
Another addition to the crowded beachfront market in Hermosa Beach just hit the market this week at 3031 The Strand. Listed at $12,975,000 this is an older home that could be either a remodel project or tear down for new construction. The current home has a lot to offer but it’s unlikely a buyer in this range would keep the home in it’s current state. What makes this home so special is the location and lot size. The north Hermosa Beach sand section location makes for a much quieter locale compared with homes closer and south of the pier.

In 2018 the highest on market residential sale took place at 417 Paseo De La Playa. We wrote several articles when it first hit the market as well as when it sold. Although it was one address it was really two incrdible parcels of land with two stunning homes being sold as one. With over 62,000 feet of oceanfront lot it was most definitely a legacy property and one that likely won’t be duplicated anytime soon. While there are a few properties currently on the market in the $22,000,000 range, one at 1901 Manhattan Ave in Hermosa Beach and the other at 3001 The Strand in Hermosa Beach, there have only been 3 other homes that have sold in the rarified air of $20,000,000.
417 Paseo De La Playa was an incredible home with unblockable views not only of the ocean, but of both Palos Verdes and the coastline as well. The homes offered over 10,000+ square feet of living space with just about all of it having stunning views.
