New to the Southern California oceanfront home market is a blufftop fixer in the Hollywood Riviera of Redondo Beach located at 505 Paseo De La Playa.  This is the premier street in Redondo Beach and homes sit on huge lots that extend all the way to the sand.  Views are stunning and unlike the beachfront homes of the Strand in Manhattan Beach and Hermosa  Beach the coastline views of the evening and night are equal to the incredible daytime views.

With a home like this you’re definitely paying for incredible location as it’s a fairly original home but the location just can’t be beat.  The last sale of something fairly similar was 529 Paseo De La Playa which was a 4 bed, 3 bath single family home with a bit under 3200 feet that sold at $5,650,000.

505 Paseo De La Playa offers the same specs with 4 bedrooms, 3 baths, and the same 3,179 square feet.  The lot on 505 is a bit larger and extends all the way to the beach, but the home at 529 had done significant work to the bluff at a pretty major cost to the previous owner.

Oceanfront Home at 717 Esplanade Sets the High Price for Redondo Beach in 2020

Not surprisingly the highest priced home sale in Redondo Beach during 2020 was an oceanfront single family home on the Esplanade.  The oceanfront home at 717 Esplanade had been on and off the market for years without selling due, primarily, to the price. Originally listed in 2013 at $14,250,000, the home had years of price reductions and a number of different listing agents. See our post from years ago about it still being on the market.  As there are VERY few beachfront single family homes in Redondo it’s tough to beat the location.  Unilike homes on The Strand in Hermosa and Manhattan Beach, these Esplanade homes sit up a bit higher so offer better views and privacy that’s just not possible on the Strand.   After years of price reductions the one that finally worked was a price of $9,975,000 back in July of 2019. It took a while but it went into escrow in January 2020 and closed in February. The home offered 4 bedrooms, 6 1/2 baths and an incredible 7,000+ square feet.  The sales price was $9,675,000.

Paseo De La Playa is our favorite street in the Beach Cities as it offers stunning ocean and coastline views while having a level of privacy that the beachfront homes of The Strand in Hermosa and Manhattan Beach most definitely don’t enjoy. The beachfront lot is almost 63,000 square feet which is simply a lot size we don’t hear about in the area….put that massive lot right on the beach and you definitely have a legacy property and a luxury beachfront home.

After being pulled of of the market for a short period of time, the oceanfront home at 505 Paseo De La Playa is back on the market and avilable priced at $5,500,000. As with many of the sales on Paseo De La Playa it’s an older home in fairly original condition but it’s tough to beat the location. It offers 4 bedrooms, 3 baths and almost 3,200 square feet on an expansive 26,985 square foot lot (BTV) that stretches all the way to the beach.

The price is likely going to be a bit of a reach for the seller  as the home just up the street at 529 Paseo De La Playa just closed escrow at $5,650,000 and the home was in similar condition but had a slightly bigger flat yard facing the ocean and also had extensive (and expensive) shoring done to the hillside which is always a challenge due to California Coastal Commission restrictions. The home at 505 Paseo De La Playa has apparently had some hillside challenges. Another upgrade on 529 was the addition of a trail down to the beach when the shoring was done which is a pretty significant value added as it’s so tough to get CCC approval.

If you’re looking for a more affordable way of living oceanfront in Southern California, the Esplanade of Redondo beach might be just what you’re looking for.  Due to denser zoning, there are a number of oceanfront buildings unseen anywhere else in the South Bay.  The Sand Castle at 615 Esplanade is one of those buildings.

#102 is a first floor unit, meaning it’s in the front building with somewhat limited views due to the elevation and walkway in front but certainly an opportunity to remodel a bit and have a great full time or vacation property.

We do feel that the price is on the higher side as this is similar to a 5th floor view (first floor of the rear building with obstructed views due to the roof of the front building).  The last 2 5th floor units sold in the mid to high $600,000s.
