The market continues to slow with fewer closed property sales, but prices continue to impress. October 2022 was yet another good month for the South Bay real estate market.

One of the latest oceanfront homes to sell in the South Bay was a beautiful single family home high on the bluff on Paseo De La Playa in the Hollywood Riviera.  517 Paseo De La Playa had it all. Listed by Christina Schlank of Vista Sotheby’s the  oceanfront legacy type property was one of the best homes on one of the best streets in all of Southern California.  Incredible indoor and outdoor spaces in a luxurious but casual beach home.  Views were endless.

Without question, Paseo De La Playa is one of our favorite streets in all of the South Bay and Southern California.  The homes on the west side of the street have unblocked panoramic views from Palos Verdes to Malibu.   The lots are huge…..extending all the way to the beach.  The homes have privacy that’s impossible along the Esplanade or the Strand in Hermosa and Manhattan and its not nearly as far out as some of the oceanfront homes in Palos Verdes.

The home was built in 1962 but underwent an almost total remodel in 2010 and still looks and feels lke a new home.

The home last sold for $5,920,000 in 2017. The previous owner had been Larry Miller of Sit and Sleep and “your mattress is freeeeee!” fame.

Top Floor Oceanview Condo in South Redondo Beach

Oceanview condo sells in REdondo Beach

While this condo isn’t oceanfront, it’s the next best thing as it has some great ocean and harbor views.  In our opinion this one definitely is going to sell VERY quickly. Located in The Village in South Redondo Beach, this condo has been nicely updated and offers some great views.    The combination of top floor location(nobody above) and unit number (higher the number closer to the ocean) means that this one has great harbor and ocean view compared with most units.   Top floor condos sell for a premium with nobody above and a better view than even a level below.  Another really nice feature of 3rd floor units is that the kitchen wall that was in the original build (people liked to separate living spaces back then) has been completely removed making for a much more open layout and loads more light.

Oceanview Condo in The Village Redondo Beach Closes Over Asking Price

While this one isn’t oceanfront, the condo complex known as The Village in South Redondo Beach has some great ocean and harbor views and just steps from the pier and world famous Redondo Beach.

One of the more recent closed escrows was in The Village in Redondo Beach and it was a fairly rare two bedroom oceanview condo that sold at an impressive $1,147,000.  The condo was nicely updated with a cool coastal look but the sales price was surprising given the first floor location made for a very limited view compared with most 2 bedroom units in the complex.  As all of the 2 bedroom condos (6 per building) are end units and on the ocean side they have the best views of the floor.  The first floor in most of the buildings (a few have two levels of parking below so they’re basically one level higher) often has limited views and this unit definitely had a limited view.  One side benefit to the first floor, however, is that it’s the only floor that owners can have hardwood floors throughout and unit 117 took advantage.

Oceanfront Estate On the Market (once again) in the Hollywood Riviera of Redondo

We’ve seen this home in the Hollywood Riviera of Redondo Beach on and off the market for years now but the oceanfront estate at 433 Paseo De La Playa has returned with a new price.  Originally listed in 2014 for $16,000,000 it’s been on and off ever since and now back at a much more attractive price.

The home is definitely custom which has certainly not helped appeal to a larger market as it’s very ornate and formal despite the luxury coastal location.  This one is all about the possibilities as it’s a massive with almost 7,800 foot home with approved plans to add another 2,000+ square feet. This ornate estate sits on a huge 26,580 foot lot that extends down the hillside to the beach below. In our opinion this is one of the best locations in all of the South Bay as it combines stunning views, direct beach access and privacy you just don’t find in most other beachfront locations in Southern California.   Due to all of this it’s very hard to replicate what this has to offer.

Due to the lot size this is a true estate type home with a gated entry, sports court, oceanfront pool, grand staircase, 4 car garage. For those looking for a legacy type property this checks a lot of boxes and would be very hard to duplicate. As mentioned the home has been on and off the market for a very long time. It hit the market in 2014 (had sold in 2012) at a then over the top $16M. It was listed and relisted several times from 2014-2018 at similar price points. The home was relisted once agai at $14.9M in 2018 and then eventually at $14.5M and pulled off of the market at the beginning of this year.
