Unlike the beachfront homes of the Manhattan Beach Strand and Hermosa Strand, Paseo De La Playa offers even better views and a bit of privacy. If you’re looking for a more affordable way of living oceanfront in Southern California, the Esplanade of Redondo beach might be just what you’re looking for. Due to denser zoning, there are a number of oceanfront buildings unseen anywhere else in the South Bay. The Sand Castle at 615 Esplanade is one of those buildings.
#102 is a first floor unit, meaning it’s in the front building with somewhat limited views due to the elevation and walkway in front but certainly an opportunity to remodel a bit and have a great full time or vacation property.
We do feel that the price is on the higher side as this is similar to a 5th floor view (first floor of the rear building with obstructed views due to the roof of the front building). The last 2 5th floor units sold in the mid to high $600,000s.

If you read any of our South Bay real estate blog posts you know that one of our favorite streets in all of the South Bay is the oceanfront street of Paseo De La Playa. This homes are simply incredible with massive lots extending all the way to the sand, stunning ocean views and a great sense of privacy as the homes sit high on a hill. The Village Condos in Redondo Beach CA offers some of the most affordable oceanview housing in all of Southern California. The complex also offers low HOA dues and resort like amenities so it’s certainly in high demand. The buildings consist primarily of one bedroom condos with the very occasional studio or two bedroom. 2 bedroom units are rarely for sale.
In addition to them being rare, they’re also the units closest to the water and have straight on ocean views as opposed to angled views looking in between buildings.

Some homes have a long history on the market and the home at 717 The Esplande in Redondo Beach is certainly one of them. The home is beautiful and offers one of the best locations in the South Bay. If offers privacy you can’t get on the Manhattan Beach Strand or Hermosa Beach Strand and as it sits up high on the bluff the views are spectacular. The price has been a challenge over time, however. Originally listed in 2013 for an unprecedented (at the time) price of $14,250,000. A year later they changed realtors and lowered the price to $12,999,900 and briefly went into contract but that fell through and the home was again pulled off of the market after about a year. It came back on the market at the beginning of 2019 for $12,000,000 with another realtor and was now reduced to $9,975,000. At this price it is definitely worth consideration as it’s a home that’s hard to duplicate. 717 Esplanade offers over 7,000 square feet on a relatively unheard of 11,000+ foot oceanfront lot. One of our favorite streets in all of Southern California is Paseo De La Playa on the bluffs of the Hollywood Riviera. The homes along Paseo De La Playa not only sit oceanfront on the bluff, but unlike the homes of the Hermosa Beach Strand and Manhattan Beach Strand, they have incredible coastline views that are just as stunning at night as during the day. This is an unbelievable location as the lots/homes are not only oceanfront but the lots are huge and extend all the way down to the beach. As 425 Paseo De La Playa is one of the lower homes the slopes is a bit more mild and they’ve been able to build a path down to the beach (which is a VERY challenging step for homes without a path as it require California Coastal approval….which they don’t do).
