Real Estate Spotlight – Manhattan Beach – November By the Numbers

While none of the homes that sold in November were oceanfront, it was still a great month for the real estate market in Manhattan Beach California.  There were 45 on mls single family home, townhome and condos sold and escrow closed compared with 43 in November of 2020.  The homes averaged only 42 days on market before going into escrow with a very impressive median home price of $3,130,000.  See how this compares with other months on our Manhattan Beach real estate trends page.

Welcome to beachfront living at 3031 The Strand in Hermosa Beach.  This latest addition to the beachfront home market in Hermosa Beach is a classic beach home with 45 feet fronting the sand and and bike path.  The home had been on the market from April 2021 through June listed  at the same price but pulled of on July 1.  Given that the previously very slow beachfront home market has picked up some momentum it may be a different story this time around.   Most likely the age and dated layout will likely see it sold  for either a down to the studs remodel or more likely, torn down and replaced it with the ultra high end new construction.  The location is pretty ideal being in this north Hermosa sand section location with both Manhattan and Hermosa piers being about the same distance.  This part of the Strand is much quieter than areas closer to the pier.  The home last sold in 2006 for $6,000,000.

6 Beachfront Home Sales on the Manhattan Beach Strand Since September

Considering that there were 6 total on market oceanfront property sales in all of 2020, the past 45 days has been nothing short of amazing on the Manhattan Beach StrandThe Strand is the oceanfront stretch of homes extending from the beginning of Hermosa Beach to the end of north Manhattan Beach (which was somewhat rebranded from El Porto which it had always been called)  Since the beginning of September there have been 6 closed escrows on this  iconic beachfront location. The average “list” price for the homes that sold was $10,832,167 with the average “sold” price at $10,562,500….although many of the “list” prices had been dropped from their initial price when first on the market.

The Beachfront Home at 3001 The Strand Hermosa Goes into Escrow

It’s been a long time on the market and some major price reductions, but the home at 3001 The Strand in the Hermosa Beach north sand section has finally gone into escrow. That’s good news for the crowded beachfront home market in Hermosa and Manhattan.  It seems like we’ve been discussing this home forever and that’s not far off as it’s been on the market off and on since 2016 when it originally was priced at a whopping $22,900,000.  The latest price was $15,900,000 and we’ll keep you posted when the home sells.

Rare Beachfront Condo for Sale at 1208 The Strand Manhattan Beach

We don’t see all that many condos for sale on the Manhattan Beach Strand as most ultra wealthy beachfront buyers want the property all to themselves….and who can blame them. Every once in a while situations make for unique properties and at the moment we actually have 2 Strand condos for sale. One isn’t quite facing the beach while the one at 1208 the Strand #B most definitely gets a straight on, unblockable view of the beach, ocean and Manhattan Pier. Priced at $4,999,000 it offers 2 Beds, 2 Baths, 1,190 sqft on a fairly standard 3,317 sqft lot. It’s a fairly steep price tag at over $4200 a square foot but it’s tough to argue that it’s anything but fantastic.

Beachfront Corner Home at 2304 The Strand in Hermosa Beach Hits the Market at $13,750,000

The home at 2304 The Strand has always been an interesting property when walking or biking past. Originally built in 2007 it had unusual features inside and out and it often looked like the owners never fully moved in. While it’s definitely been cleaned up and interior spaces brightened and decluttere, some of those features remain including the turf yard with a very short lazy river and a bridge….not exactly something you often see at the beach.

The interior had been a mystery for a while as well but that’s now changed and this corner lot home is on the market for just under $14,000,000. The location is pretty ideal with a north facing corner lot in the northern Hermosa sand section making it convenient to head to either pier area. The home itself offers a mediterranean style with 5 bedrooms and 5 baths and a little over 3,600 square feet on an oversized 4,224 square foot lot.

Hermosa Beach has often been recognized as one of the top beach towns in America and it’s pretty tough to beat this spot.  Great weather, ideal location and top Hermosa Beach schools.

212 The Strand Hermosa Beach – Beachfront Home In Escrow After 1,000+ Days on Market

While the number of days on market is definitely misleading, there’s no question that the beachfront home at 212 The Strand has been on the market for a while. 1,064 days on the market to be precise. That has finally changed as this new construction beachfront home in Hermosa is now in escrow. The reason the number is a bit misleading is that the builder/agent listed the home long before it was actually complete and was listed at a very optimistic $11,900,000 price at the time. It’s been through a number of price reductions, which seems to be the norm on the very slow beachfront luxury market, to it’s most recent price of $8,999,999. The home offers 5 Beds, 5.5 Baths, approximately 4,403 sqft on a 2,374 sqft lot. Manhattan Beach saw a rare beachfront home sale at 3004 The Strand.  3004 The Strand was a very unique home that  recently closed escrow at a number well below the list price.  It may not be a coincidence that it’s one of the few beachfront home sales in the past year.  It hadn’t been on the market (especially in relation to most Strand homes) long but sold at a significantly lower price.  It was listed at $9,495,000 and closed at $7,000,000.
