It’s been a long time on the market and some major price reductions, but the home at 3001 The Strand in the Hermosa Beach north sand section has finally gone into escrow. That’s good news for the crowded beachfront home market in Hermosa and Manhattan. It seems like we’ve been discussing this home forever and that’s not far off as it’s been on the market off and on since 2016 when it originally was priced at a whopping $22,900,000. The latest price was $15,900,000 and we’ll keep you posted when the home sells.
We don’t see all that many condos for sale on the Manhattan Beach Strand as most ultra wealthy beachfront buyers want the property all to themselves….and who can blame them. Every once in a while situations make for unique properties and at the moment we actually have 2 Strand condos for sale. One isn’t quite facing the beach while the one at 1208 the Strand #B most definitely gets a straight on, unblockable view of the beach, ocean and Manhattan Pier. Priced at $4,999,000 it offers 2 Beds, 2 Baths, 1,190 sqft on a fairly standard 3,317 sqft lot. It’s a fairly steep price tag at over $4200 a square foot but it’s tough to argue that it’s anything but fantastic.

2304 The Strand Hermosa Beach - Priced at $1,375,000
The home at 2304 The Strand has always been an interesting property when walking or biking past. Originally built in 2007 it had unusual features inside and out and it often looked like the owners never fully moved in. While it’s definitely been cleaned up and interior spaces brightened and decluttere, some of those features remain including the turf yard with a very short lazy river and a bridge….not exactly something you often see at the beach.
The interior had been a mystery for a while as well but that’s now changed and this corner lot home is on the market for just under $14,000,000. The location is pretty ideal with a north facing corner lot in the northern Hermosa sand section making it convenient to head to either pier area. The home itself offers a mediterranean style with 5 bedrooms and 5 baths and a little over 3,600 square feet on an oversized 4,224 square foot lot.

While the number of days on market is definitely misleading, there’s no question that the beachfront home at 212 The Strand has been on the market for a while. 1,064 days on the market to be precise. That has finally changed as this new construction beachfront home in Hermosa is now in escrow. The reason the number is a bit misleading is that the builder/agent listed the home long before it was actually complete and was listed at a very optimistic $11,900,000 price at the time. It’s been through a number of price reductions, which seems to be the norm on the very slow beachfront luxury market, to it’s most recent price of $8,999,999. The home offers 5 Beds, 5.5 Baths, approximately 4,403 sqft on a 2,374 sqft lot. We’re not aware of the sales price so we’ll update that once sales info is released after close of escrow. Beachfront home sales have been a challenge lately as the combination of a high number of homes on the market and lofty prices have made for a slow market. We recently mentioned the home at 3033 The Strand as it’s on a very nice sized lot with great beach frontage. The north Hermosa location is ideal as it’s quieter than areas down near the pier and is about equidistant from downtown areas of both Manhattan and Hermosa. 3033 The Strand in Hermosa Beach was just recently relisted and while we’re a bit biased (we love older beach homes with that original beach look and feel) this is an interesting home due to the beach frontage. Originally listed in the spring of 2019, the home came out at $19,000,000. A few price reductions later it was eventually taken off the market. It’s recently come back on for a more reasonable $14,900,000. The home was built in 1932 so it’s been an iconic property on the Strand for almost 100 years. Sitting on 45′ wide lot it’s ideally located in north Hermosa so just a bit quieter than homes closer to the pier. Although it is most likely being sold strictly for the land, the current home offers 6 bedrooms, 7 baths and a bit over 4,000 square feet.

Another recent sale on the beachfront strip known as the Strand in Hermosa Beach reveals a bit about this high end market. The home at 1534 The Strand had been on the market for quite a while and was originally listed with another agent. The home was originally priced at $11,900,000 back in June of 2019 with a number of price reductions leading up to the final list price of $9,999,000. This beachfront home eventually sold for $3.2M below the original list price which is pretty reflective of the Strand real estate market in both Hermosa and Manhattan Beach.
The home was very nice with quite an abundance of custom features. The top level was pretty spectacular and the showcase of the home with a huge deck that offered an ocean view jacuzzi, outdoor kitchen, spacious seating area and something pretty rare for Strand homes…..a bit of privacy.
