The beachfront home market is definitely picking up with several recent sales including 425 Paseo De La Playa at $6,900,000 as well as several big sales on the Manhattan Beach Strand, but the oceanfront estate at 433 Paseo De La Playa is still available and at $14,500,000 likely will be for some time. 433 Paseo De La Playa is a gated estate that is impossible to replicate given the lot size and location. This is a massive 7,792 square foot palacial estate with 7 bedrooms and 7 baths. Some of the highlights include oceanfront pool and spa, sport court, theatre, pool room and 4 car garage. The home has actually been on and off the market dating all the way back to 2014. From what we can tell it’s been pulled off and relisted more than 6 times and the price has gone from $16,000,000 to the current $14,500,000 over that time. The challenge is that as magnificent as the location and property is, the home is very formal and opulent which doesn’t fit with the location and therefore would need signficant work and updating for most modern beachfront buyer’s taste.

The home was marketed as a new build but the home was still technically an almost entire remodel. The south sand section location couldn’t get much better. *The home was not actually a new build but was an almost complete remodel so basically was new construction. The home offers 5 bedrooms, 6 baths and over 4,300 square feet (according to builder) of living space. What we love about this one is the windows. Strangely some Strand homes just don’t take full advantage of the location and views….not this home. Walls of windows on all three floors bring the outdoors in and are ideal for modern living.”
Just Listed and Already in Escrow - Oceanfront Condo in the Surfrider of South Redondo Beach
Well that didn’t last long. 565 Esplanade #308 just hit the market and it’s already in escrow. With views like these it’s not hard to see why. The Surfrider is one of the oceanfront buildings on the Esplanade in South Redondo Beach. Many of the units have limited views as they are in the rear of the building but that’s most definitely not the case with this condo. Ocean views are everywhere and the sounds of crashing waves is a pretty nice thing to come home to.

Considering that there were 6 total on market oceanfront property sales in all of 2020, the past 45 days has been nothing short of amazing on the Manhattan Beach Strand. The Strand is the oceanfront stretch of homes extending from the beginning of Hermosa Beach to the end of north Manhattan Beach (which was somewhat rebranded from El Porto which it had always been called) Since the beginning of September there have been 6 closed escrows on this iconic beachfront location. The average “list” price for the homes that sold was $10,832,167 with the average “sold” price at $10,562,500….although many of the “list” prices had been dropped from their initial price when first on the market.

The latest addition to the fairly crowded beachfront home market on the Hermosa Beach Strand is definitely in a different price range than the others. 8 The Strand is at the very beginning of The Strand in Hermosa the location and lot size makes for a very different price point than other beachfront homes. Listed at $5, 149,000 the home is in pretty original condition and offers 2 bedrooms, 2 baths and over 2,000+ square feet on a 2,545 foot lot with approximately 30 feet of beach frontage. Normally this would be a lot sale to a builder but the new construction Strand market has been pretty slow so we’ll have to wait and see if a builder scoops this up. One of the challenges with location (if you can say a beachfront home has location challenges) is that this is the 2nd home from the end of the Strand putting it pretty close to some less desirable spots (beach parking lot, AES power plant, etc) but the views and steps to the sand are hard not to love.
