Manhattan Beach saw a rare beachfront home sale at 3004 The Strand. 3004 The Strand was a very unique home that recently closed escrow at a number well below the list price. It may not be a coincidence that it’s one of the few beachfront home sales in the past year. It hadn’t been on the market (especially in relation to most Strand homes) long but sold at a significantly lower price. It was listed at $9,495,000 and closed at $7,000,000.

Oceanfront home at 529 Paseo De La Playa
Welcome to 1920 The Strand in Manhattan Beach offering almost 5,500 sq feet of beachfront luxury on a north facing corner walkstreet lot. This location is tough to beat….not only is the home oceanfront, but it’s on a walkstreet as well making for even more space, light and separation from the home to the north. The home is priced at $16,900,000 and features unblockable ocean views with 5 bedrooms and 6 1/2 baths.

425 Paseo De La Playa, Redondo Beach - Listed for $12,000,000
Welcome to the good life in the South Bay. Welcome to beachfront living in this legacy type property. Welcome to 425 Paseo De La Playa in the Hollywood Riviera. While this home offers a Redondo address it’s actually in the city of Torrance CA. The highest prices are almost always found along the beachfront street known as Paseo De La Playa.
While it’s hard to imagine a home can be a bit of a project at $12,000,000 the eventual buyer is likely to spend a healthy amount truly making this one of the more spectacular homes in the South Bay. Given the condition of the home it seems a pretty aggressive price, but it’s certainly a rare and unique piece of property.
425 Paseo De La Playa could be one of those rare legacy type homes. Perched on the bluffs above Torrance Beach, the home offers incredible and unblockable ocean views. The 28,000+ sq foot lot is unheard of in the South Bay and as with all of the homes along the west side of Paseo, the lots extend all the way to the beach, but this home has an enormous amount of land in front of the home as well. The gated entry and true estate feel make for endless possibilities. While this home is in need of some updating to truly make it a legacy home, the basics are all here.

Beachfront Home Update in Hermosa Beach
With a median list price of $11,397,500 it’s not hard to see why beachfront homes in Hermosa Beach don’t always sell quickly. It’s still hard to believe that we now have 8 homes for sale along the beachfront strip in one of Southern California’s most sought after beach towns.

Beachfront Opulence at 2806 The Strand, Hermosa Beach
One of the more unique and oft discussed beachfront homes in Hermosa Beach just hit the market. Priced at $18,995,000 the home at 2806 The Strand is one of the biggest beachfront homes built in all of the South Bay. Sitting on a double lot with incredible beach frontage, the home offers over 6,800 square feet* on a very impressive 5,318 square foot lot. Built in 2012, the home features 6 bedrooms and 8 bathrooms. One of the more impressive features is the roof deck providing another 1,000 sq feet of area*. What has made this home oft discussed around town is the architecture, layout and design. Custom built this definitely never had the look and feel of a beach house, but instead was designed as an Italian villa. The owners and current agents did a very nice job softening up the look a bit and gone is the red exterior and replaced with a white color scheme that definitely softens and mutes the original ornate stylings and design. Listed at $18,995,000 the home was on the market back in 2017 for a fairly staggering $25,000,000. While the future buyer will likely do a major remodel and update, there is great opportunity given the size of the home and lot and the north Hermosa location is absolutely ideal.

3031 The Strand Hermosa Beach
Another addition to the crowded beachfront market in Hermosa Beach just hit the market this week at 3031 The Strand. Listed at $12,975,000 this is an older home that could be either a remodel project or tear down for new construction. The current home has a lot to offer but it’s unlikely a buyer in this range would keep the home in it’s current state. What makes this home so special is the location and lot size. The north Hermosa Beach sand section location makes for a much quieter locale compared with homes closer and south of the pier.
The oversized lot offers incredible beach frontage making for a true legacy estate property a possibility.
Virtual Tour and Property Video
Beachfront home sales have been a challenge lately as the combination of a high number of homes on the market and lofty prices have made for a slow market. We recently mentioned the home at 3033 The Strand as it’s on a very nice sized lot with great beach frontage. The north Hermosa location is ideal as it’s quieter than areas down near the pier and is about equidistant from downtown areas of both Manhattan and Hermosa. We’ll keep you posted if and when this home closes and the sales price can be released.
