3416 The Strand – Beachfront Home Sells in Manhattan Beach

The highest priced sale in December was…..not surprisingly, a beachfront home on the famous Manhattan Beach Strand.  The property was a duplex with the main home with a 2nd smaller unit in the rear.  The property was built in 1950 but had been extensively remodeled over the years.  It had a nice open feel and the dark wood accents along with dark flooring gave the main home a nautical feel.  The home was listed at $11,500,000 and sold at $10,650,000.

Oceanfront Home Still on the Market in the Hollywood Riviera

The beachfront home market is definitely picking up with several recent sales including 425 Paseo De La Playa at $6,900,000 as well as several big sales on the Manhattan Beach Strand, but the oceanfront estate at 433 Paseo De La Playa is still available and at $14,500,000 likely will be for some time.    433 Paseo De La Playa is a gated estate  that is impossible to replicate given the lot size and location.  This is a massive 7,792 square foot palacial estate with 7 bedrooms and 7 baths.  Some of the highlights include oceanfront pool and spa, sport court, theatre, pool room and 4 car garage.  The home has actually been on and off the market dating all the way back to 2014.  From what we can tell it’s been pulled off and relisted more than 6 times and the price has gone from $16,000,000 to the current $14,500,000 over that time.  The challenge is that as magnificent as the location and property is, the home is very formal and opulent which doesn’t fit with the location and therefore would need signficant work and updating for most modern beachfront buyer’s taste.

In one of the biggest sales of some time, 508 The Strand just recently closed at an eye opening price of $19,200,000.   The home was originally listed in March at $19,900,000.  The home was marketed as a new build but the home was still technically an almost entire remodel.   The south sand section location couldn’t get much better.   *The home was not actually a new build but was an almost complete remodel so basically was new construction.  The home offers 5 bedrooms, 6 baths and over 4,300 square feet (according to builder) of living space.  What we love about this one is the windows.  Strangely some Strand homes just don’t take full advantage of the location and views….not this home.  Walls of windows on all three floors bring the outdoors in and are ideal for modern living.”

After being pulled of of the market for a short period of time, the oceanfront home at 505 Paseo De La Playa is back on the market and avilable priced at $5,500,000. As with many of the sales on Paseo De La Playa it’s an older home in fairly original condition but it’s tough to beat the location. It offers 4 bedrooms, 3 baths and almost 3,200 square feet on an expansive 26,985 square foot lot (BTV) that stretches all the way to the beach.

The price is likely going to be a bit of a reach for the seller  as the home just up the street at 529 Paseo De La Playa just closed escrow at $5,650,000 and the home was in similar condition but had a slightly bigger flat yard facing the ocean and also had extensive (and expensive) shoring done to the hillside which is always a challenge due to California Coastal Commission restrictions. The home at 505 Paseo De La Playa has apparently had some hillside challenges. Another upgrade on 529 was the addition of a trail down to the beach when the shoring was done which is a pretty significant value added as it’s so tough to get CCC approval.
