Located in The Village in South Redondo Beach, this condo has been nicely updated and offers some great views. The combination of top floor location(nobody above) and unit number (higher the number closer to the ocean) means that this one has great harbor and ocean view compared with most units. Top floor condos sell for a premium with nobody above and a better view than even a level below. Another really nice feature of 3rd floor units is that the kitchen wall that was in the original build (people liked to separate living spaces back then) has been completely removed making for a much more open layout and loads more light.

3404 just hit the market for a second time in the past few months. It looks like a new listing it’s actually a relist with new realtors and a new price. This is a unique beachfront duplex that hit the market at $14,995,000 about 45 days ago and it’s now relisted at a new price of $14,250,000. There is an abundance of beachfront Strand listings currently available but 3404 The Strand is a bit different and certainly unique. This is a Manhattan Beach sand section duplex that isn’t the usual primary home with a small unit over the garage. 3404 The Strand offers two sizable homes and both have incredible views. The 3 level front home sits just off of the sand and offers unblockable ocean and beach views and is a bit larger than the rear home. The rear home is what really makes this property unique as it is considerably taller than the current height limits would allow but grandfathered in allowing it two levels each with magnificent ocean views.
Beachfront homes on the Manhattan Beach Strand tend to sit on the market for a while. Most hit the market way overpriced and the reality is that there is a limited buyer pool for these rare homes that start in the multi millions. There were two beachfront homes that closed in May which was pretty impressive. Both were “more” affordable as they were either townhomes or condos. One of the two homes that sold was a beachfront townhome located at 4314 The Strand Manhattan Beach.
This is one of the last homes heading north in the El Porto area of Manhattan Beach. The multi level townhome was in very nice condition and was priced well for the size, location and condition. Homes often struggle to sell quickly this far north as the homes in this stretch sit behind the beach/surf parking lot so there’s a bit more activity out front than many would prefer. The home features 3 bedrooms on three levels and offers great and unblockable views from each.
4314 The Strand was listed for $5,275,000 and closed escrow at $5,175,000 and went pending after only 14 days on the market. Impressive!
While this one isn’t oceanfront, the condo complex known as The Village in South Redondo Beach has some great ocean and harbor views and just steps from the pier and world famous Redondo Beach.
One of the more recent closed escrows was in The Village in Redondo Beach and it was a fairly rare two bedroom oceanview condo that sold at an impressive $1,147,000. The condo was nicely updated with a cool coastal look but the sales price was surprising given the first floor location made for a very limited view compared with most 2 bedroom units in the complex. As all of the 2 bedroom condos (6 per building) are end units and on the ocean side they have the best views of the floor. The first floor in most of the buildings (a few have two levels of parking below so they’re basically one level higher) often has limited views and this unit definitely had a limited view. One side benefit to the first floor, however, is that it’s the only floor that owners can have hardwood floors throughout and unit 117 took advantage.
There are only 3 real condo type buildings that are beachfront and this is one.
624 The Strand is big enough to be more than just a second home…..with 3 bedrooms, 2 baths and almost 1,400 square feet there are a lot of options. It’s not bad living right at the beach! The complex was built in 1976 but as with most of the units this one has been extensively updated over the years. The condo was listed at $4,900,000 in 2021 but didn’t sell.
Given the location on the oceanfront bluff top street of Paseo De La Playa in the Hollywood Riviera, this is an impossible to replicate property…. incredible combination of oceanfront location, huge 1.4 acre (we don’t generally talk in acres in the South Bay) lot that extends to the sand below and two homes making it a true showcase estate. There’s nothing else like it on the South Bay.
The property actually consists of 2 distinct homes….the main home with 5
bedrooms and 8 total baths, and the “guest” home with 5 bedrooms and 7 total baths. Both homes are high on the bluff with unbeatable and unblockable ocean, PV and coastline views. The properties have stairs down to the beach below which is also a challenge to duplicate due to very restrictive California Coastal Commision restrictions.
The property was actually on the market back in 2020 and 2021 first at $27.0M and then at $23M but never sold. They also tried to sell the properties separately.

The newest home on the Manhattan Strand beachfront market is a condo located near the pier at 1208 The Strand in Manhattan Beach.
Although the building was constructed in 1969 it just recently underwent an almost complete remodel in 2019.
One of the other condos in the building, #B sold for 4,200,000 back in 2020.
The condo has very nice open layout with floor to ceiling doors to enjoy the incredible ocean and pier views. One challenge it does have is the location (if anything beachfront can be considered to have a challenging location!) is that it sits VERY close to downtown and the pier area so it tends to be a bit busy….especially in the summer.
The proximity to downtown allows the condo picture perfect Manhattan Beach pier views and heading a few doors down to dine or shop is simple. One other downside is that it does sit behind the downtown beach parking lot so it’s not quite a peaceful as the homes just north of the lot. Overall it’s a beatiful home,
