**Please note that as of 5/7/25 this home is now in escrow and is no longer on the market.
The latest oceanfront listing in the South Bay is the return of 631 Paseo De La Playa which had been on the market in 2023 and 2024. It returns at $9,999,000.
631 Paseo De La Play is listed by Chris Adlam of Vista Sotheby’s International Realty.
While the price hasn’t changed from back in November 2024, itwas a dramatic decrease from it’s original price of $15,000,000 when it first hit the market at the end of 2023.
The home is the highest on the street (other than condo complex of Cote D’Azure, so it offers sweeping views of the ocean, coastline and Palos Verdes.
The home itself is quite large at almost 5,700 square feet with 4 bedrooms + an office that could be used as a 5th bedroom and 7 total baths.
The outdoor spaces are incredible with massive views from multiple areas. The owners has transformed these areas into a tropical oasis with oceanfront pool deck with tropical landscaping and resort like feel.
One challenge is that given the location at the very top of the hill they don’t really have a path to the beach like some of the others on the street.
Without question this is a legacy type property and with so few oceanfront homes, this is and could be a trophy property.

Welcome to beachfront living in South Redondo Beach. 601 Esplanade is an upper floor condo with almost 2,500 square feet and the location is pretty tough to beat.
It had been listed back in 2023 for $4,700,000 and then $4,500,000 so it has a new price and a new realtor.
601 Esplanade #B is listed by Justin Drury of Strand Hill Properties.
The property is very unique as it’s only a 2 unit building. Unit B is the upper level so views are incredible and the rooftop deck, accessible by elevator and exclusive use for unit B, feels more like being on a boat then on land. The notes show that there is no HOA fee although we’re not sure how that’s possible in a building that would require shared insurance.
The soaring ceilings and floor to ceiling windows make for stunning views from just about everywhere.
The home also offers a private yard area and two-car garage.

There have been an abundance of new (or in many cases relist) listings hitting the beachfront home market lately. It may just be a coincidence or it may be that money seems to be pouring in from displaced fire buyers wanting and needing to find something quickly.
One of the latest homes to hit the market may seem like it’s back on the market, but it’s actually sold both the two prior times it hit the market, so for these purposes this is a new listing.
4320 The Strand is listed by Bryn Stroyke of Bayside.
4320 The Strand was designed by architect Michael Lee and completed in 2018. The home is on a very small corner lot in the El Porto area of Manhattan Beach, but the square footage and design achieved was anything but small.
4320 The Strand features almost endless windows that brings the beach so much closer, allows for incredible light and views and brings in the beach breezes. The home is located on a corner walkstreet meaning no direct neighbor to the north allowing for big views even from the side of the home.
The layout and open floorplan allows for maximum ocean views with multiple levels of floor to ceiling windows and sliding doors.
The design and build maximized the square footage with a multi level layout that allowed for an impressive 3,592 square feet on 5 levels! The square footage with ample outdoor areas are impressive. The location may pose somewhat of a challenge as it’s almost at the very end of the Manhattan sand section and just behind the very busy entrance to the beach/surf parking lot.

Endless views and plenty of space to enjoy the beachfront location
108 The Strand, Manhattan Beach, CA 90266
Listed at $27,995,000
What would be a record setting price, the impressive beachfront home at 108 The Strand Manhattan Beach just hit the market at $27,995,000.
Listed by Josh and Matthew Altmanof Douglas Elliman of California.
This modern chic home offers 6,910 square feet on and offers 5 bedrooms and 8 baths. The home is listed at almost $28,000,000 which is a pretty significant number given that it sold in 2018 for $15,250,000. This would also be the highest on market sale with the previous record sale in June 2024 at $24,500,000 at 1800 The Strand.
The south Manhattan Beach sand section location offers views of the iconic Manhattan Beach pier and is close, but not too close, to the action downtown.
The latest listing in the Hollywood Riviera is definitely not like the typical home in the area. This one is a record breaker….or at least trying to.
The home has been on and off the market for years and has always had great potential due to the location and lot size, but it was a BIG project. It first made an appearance in 2011 at $12,000,000 and then sold in 2012 for $6,500,000. It was then put for sale again in 2014 for $16,000,000 and has bounced on and off the market ever since with a number of price reductions (and for some reason a massive price increase at one point) since then. It was last pulled off of the market in 2022 listed at $14,900,000.
Since then it underwent a massive remodel and reimagine that a home with this location and grandeur deserved.
What had once been an ornate palace not really fitting with the beach location has been transformed into a beachfront estate with a casual and elegant interior.
433 Paseo De La Playa is listed by Mark Dessy of Premier Property Solutions.
This gated property sits on a huge beachfront lot that extends all the way to the beach and features stunning views of the ocean and coastline.

Beachfront Project Home Sells on the Strand for $12,337,500
1508 The Strand, Manhattan Beach, CA 90266
The recent sale of the beachfront home at 1508 The Strand in Manhattan Beach was an interesting one. It had clearly been in the midst of at least a partial remodel when the work clearly stopped. That said it wasn’t a tear down or lot value at it offers almost 5,600 square feet.
The home was listed by Stephanie Thomas of West Shores Realty & Jennifer Caskey of Compass
The location was great being just a few blocks from downtown, having an incredible view of the iconic Manhattan Beach pier and being beach front of course.
1508 The Strand in Manhattan Beach featured 5 bedrooms and 5 and a half baths on 3 levels with almost 5,589 square feet. The views and lcoation are amazing.
This spacious home hit the market in early September for $13,749,000 and went into escrow after only 2 weeks and sold for $12,337,500. It would appear that the sellers were quite motivated.

Beachfront units rarely come to market as they often sell privately. Unit #208 is a 2nd floor beachfront unit with incredible views!
1300 The Strand #208 is listed by Patrick Byrne of West Shores Realty.
Each hotel/condo room is individually owned and owners can use their condo suites for up to 90 days a year. The rest of the year the condo must be available for rental and the hotel takes care of the rest. This was the unique arrangement with the California Coastal Commission to allow ownership, but more beach access for others.
Each unit is basically the same (a few have slightly more square footage) with a luxury hotel feel. The rear of the room is a semi separated bedroom area with the front being a sitting area. The unit has a small kitchenette and a fireplace along with a small patio out front.

The 615 Esplanade buildings, known as the Sand Castle, feature 2 buildings consisting primarily of one bedroom condos. The top floor of each, however, consist of 2 level 2 bedroom penthouse units. The front building is floors 1-4 and the rear 5-8 so the 4th floor is tough to beat as it really is beachfront/oceanfront.
The condo is listed by David Kramer & Christopher Evangelatos of Hilton & Hyland
The condo itself is very nice although it doesn’t have much of a “beach” vibe with darker wood, carpeting, etc. but all relatively easy fixes and as they say…..”location, location, location”……and this one most definitely has that.
