Listed on and off since 2022, this beachfront home sells for $8,937,500

Congrats to all parties on the sale of this relatively newer beachfront home in the south end of the Hermosa Beach sand section.

The home was beautiful but had some challenges with location (hard to believe that can be possible with a beachfront home, but the areas south of the pier generally sell for less than north of the pier) price, and lot size.

It definitely took a while with the home being originally listed in 2022 and on and off the market ever since.

The beachfront home at 212 The Strand in Hermosa Beach closed escrow in October at $8,937,500.

The home was originally listed in February 2022 for $10,500,000 (after selling previoiusly in 2022 for July of 2020 for $8,200,000) and then on and off the market a few times.  The most recent list price was a reduced $9,275,000 which clearly did the trick as it closed not long after for $8,937,500.  Obviously not the price they were originally hoping for but not entirely surprising given the location, smaller lot size and the fact that Strand homes often sit for extended periods of time.

The 2018 build offered 4 bedrooms, 6 bathrooms and almost 4,400 square feet.

The sales price of $16,500,000 makes it one of the most expensive on MLS sales ever in Manhattan Beach. Built in 2016 the home was impressive with 3 levels each offering great views.  The lower or “beach” level featured a large beach room, bar, home theatre and 2 bedrooms and 2 baths. The second level featured the main living areas with direct access to the three car garage.  This level is all about entertaining with the floor dedicated to the living and dining areas as well as a spacious deck. Beachfront Condo Sells on the Manhattan Beach Strand

2220 The Strand - Latest beachfront home sale closest at $4,700,000

The latest beachfront home sale in Manhattan Beach was a fairly rare townhome/condo located at 2220 The Strand.  The home was originally priced at $5,500,000 but after a price reduction to $4,995,000 the home  sold very quickly. Unlike most homes along the Strand the fact that this was a condo made the home a bit more affordable for a wider pool of buyers.

The beachfront townhome featured two levels of unblockable views.  The top level featured the  impressive living spaces with ocean view living room, kitchen and outdoor deck…..all with spectacular views of the beach, ocean and coastline up to Malibu.  The top floor also offered the primary suite that felt like a luxury hotel.  Lower floor offered two additional bedrooms with private beachfront patio/deck.

The latest addition to the fairly crowded beachfront home market on the Hermosa Beach Strand is definitely in a different price range than the others.  8 The Strand is at the very beginning of The Strand in Hermosa the location and lot size makes for a very different price point than other beachfront homes.  Listed at $5, 149,000 the home is in pretty original condition and offers 2 bedrooms, 2 baths and over 2,000+ square feet on a 2,545 foot lot with approximately 30 feet of beach frontage.  Normally this would be a lot sale to a builder but the new construction Strand market has been pretty slow so we’ll have to wait and see if a builder scoops this up.  One of the challenges with location (if you can say a beachfront home has location challenges) is that this is the 2nd home from the end of the Strand putting it pretty close to some less desirable spots (beach parking lot, AES power plant, etc) but the views and steps to the sand are hard not to love.  View all of the homes for sale on The Strand in Hermosa Beach.
