Welcome to the real estate recap for March 2021 in beautiful Manhattan Beach. It was another huge month in the Manhattan Beach real estate market during March 2021. There were 42 homes sold in this coastal community compared with 25 in March of 2020. In addition 53 homes went into escrow durring the month. The median sales price was an impressive $3,448,000.
This is a beachfront home that we originally listed back in September of 2019 at a price of $16,500,000 and it unfortunately didn’t sell as the price wasn’t really aligned with the market demand. It’s been on and off the market several times with a few different real estate agents and it’s back on the market now listed at $13,500,000
It’s a beautiful home with an incredible look and feel….especially from the main level. It offers a luxury coastal look and feel with and abundance of light color schemes, beautiful oak floors, white stone and more. It’s located in north Manhattan Beach and offers some fantastic views as it’s high above the quieter part of the El Porto beach lot. Take a look below for information and photos. 1144 The Strand #B, Manhattan Beach CA 90266 – Sold at $3,500,000
The latest sale on the beachfront Strand market in Manhattan Beach was definitely a project. It was in the middle of a pretty major remodel and it’s also somewhat challenged with the location as it’s steps to downtown so it’s a fairly congested area. Having said that views of the pier are spectacular.
This most recent sale was a rare condo so the price point was certainly very different from the single family and duplex properties on The Strand. 1144 The Strand #B closed at $3,500,000 after coming on the market in late 2020 for $4,500,000. The seller’s willingness to come down on price certainly played a role in getting it sold. It was a very large condo with almost 2,500 square feet and 3 bed/2 bath. The biggest challenge was that it had been undergoing a major renovation when put on the market so it was basically a construction site which eliminated any traditional financing and took a buyer with a lot of vision. Welcome to the beach life in the Ocean Plaza condo building located beachfront at 531 Esplanade in South Redondo Beach. There are several condos currently for sale in the building and today’s spotlight is a nicely remodeled ocean view unit priced at $1,169,000. Even from the kitchen there’s a big section of ocean to remind you of just why you wanted to live at the beach. This oceanview condo offers 2 bedrooms, 2.5 baths, a bit over 1,400 square feet and has been beautifully remodeled.
We saw 3500 The Strand on the market in 2019 listed for $16,500,000 but now it’s back at a more attractive price. Just listed once again is the iconic 3500 The Strand. It’s a very unusual location for the Strand as it’s last house before Hermosa becomes Manhattan. That wouldn’t mean all that much except for the fact that the Hermosa Strand is quite a bit further on the beach than Manhattan so this is basically a corner lot offering great views from 2 of four sides. Another aspect that makes this home pretty unique is that it’s famous! This was the house that the kids on the original Beverly Hills 90210 spent their summers. Those of us born in the 70s know it well!
New Construction at 508 The Strand Hits the Market
We’ve been watching this one being built for a long time and we’re excited that it’s now come to the market. What’s hard not to notice about this home is the windows…..lots and lots of windows just as a beachfront home should have. 508 The Strand was Designed by Jon Starr & built by Steve Larkin. The 2021 built home offers 5 bedrooms 6 bathrooms and almost 4000 square feet. If you’re looking for something beyond the ordinary and unlike anything else in the
417 Paseo De La Playa Redondo Beach
South Bay, the incredible legacy type property at 417 Paseo De La Playa is worth your attention.
417 & 421 Paseo De La Playa is an incredible home (actually 2 distinct homes) at a price rarely seen in the South Bay. The previous sale of this property by Vista Sotheby’s International back in February of 2018 at $22,650,000 set a record at the time for a single family home in the South Bay. Currently listed at $22,995,000 the home has already had a substantial price reduction from the original $26,995,000 when it was originally brought to market in December.
As described by the listing agent this is truly a “compound” with multiple properties each fronting the ocean, huge outdoor areas, oceanfront pool and spa and more. Consisting of two distinct homes, combined they offer approximately 15,728 square feet on a massive 62,757 square foot oceanfront lot that extends to the sand and offers direct beach access down a trail. The main home features 5 bedrooms and 8 bathrooms, with the second “guest” house featuring 5 bedrooms and 7 baths.
Beyond the view, the outdoor amenities include an incredible pool and spa, fire area and even a private beach volleyball court.
With a home like this you’re definitely paying for incredible location as it’s a fairly original home but the location just can’t be beat. The last sale of something fairly similar was 529 Paseo De La Playa which was a 4 bed, 3 bath single family home with a bit under 3200 feet that sold at $5,650,000.
505 Paseo De La Playa offers the same specs with 4 bedrooms, 3 baths, and the same 3,179 square feet. The lot on 505 is a bit larger and extends all the way to the beach, but the home at 529 had done significant work to the bluff at a pretty major cost to the previous owner.
The most recent sale along this stretch of beach was located at 2330 The Strand.
The home had been on the market for over a year. Originally listed for $10,500,000 back in January 2020 the home just closed on 2/3 for $7,750,000. It was a 4 bed, 4 bath single family home built in 2004 with over 3,300 square feet (approx).
Not surprisingly the highest priced home sale in Redondo Beach during 2020 was an oceanfront single family home on the Esplanade. The oceanfront home at 717 Esplanade had been on and off the market for years without selling due, primarily, to the price. Originally listed in 2013 at $14,250,000, the home had years of price reductions and a number of different listing agents. See our post from years ago about it still being on the market. As there are VERY few beachfront single family homes in Redondo it’s tough to beat the location. Unilike homes on The Strand in Hermosa and Manhattan Beach, these Esplanade homes sit up a bit higher so offer better views and privacy that’s just not possible on the Strand. After years of price reductions the one that finally worked was a price of $9,975,000 back in July of 2019. It took a while but it went into escrow in January 2020 and closed in February. The home offered 4 bedrooms, 6 1/2 baths and an incredible 7,000+ square feet. The sales price was $9,675,000.
