6 Beachfront Home Sales on the Manhattan Beach Strand Since September
Considering that there were 6 total on market oceanfront property sales in all of 2020, the past 45 days has been nothing short of
amazing on the Manhattan Beach Strand. The Strand is the oceanfront stretch of homes extending from the beginning of Hermosa Beach to the end of north Manhattan Beach (which was somewhat rebranded from El Porto which it had always been called) Since the beginning of September there have been 6 closed escrows on this iconic beachfront location. The average “list” price for the homes that sold was $10,832,167 with the average “sold” price at $10,562,500….although many of the “list” prices had been dropped from their initial price when first on the market.

Listed at $19,900,000 Luxury Beachfront Home in Manhattan Goes Into Escrow
This was a big one….the new construction* home located at 508 The Strand just recently went into escrow. It had been on the market for quite a while, as many of these ultra high end homes tend to do. The location doesn’t get much better than this as it’s in a quieter south sand section location near downtown but far enough not to be impacted by the crowds and traffic. *The home was not actually a new build but was an almost complete remodel so basically was new construction. The home offers 5 bedrooms, 6 baths and over 4,300 square feet (according to builder) of living space. What we love about this one is the windows. Strangely some Strand homes just don’t take full advantage of the location and views….not this home. Walls of windows on all three floors bring the outdoors in and are ideal for modern living.

8 The Strand – Beachfront Home in Hermosa Beach Lists for $5,149,000
The latest addition to the fairly crowded beachfront home market on the Hermosa
Beach Strand is definitely in a different price range than the others. 8 The Strand is at the very beginning of The Strand in Hermosa the location and lot size makes for a very different price point than other beachfront homes. Listed at $5, 149,000 the home is in pretty original condition and offers 2 bedrooms, 2 baths and over 2,000+ square feet on a 2,545 foot lot with approximately 30 feet of beach frontage. Normally this would be a lot sale to a builder but the new construction Strand market has been pretty slow so we’ll have to wait and see if a builder scoops this up. One of the challenges with location (if you can say a beachfront home has location challenges) is that this is the 2nd home from the end of the Strand putting it pretty close to some less desirable spots (beach parking lot, AES power plant, etc) but the views and steps to the sand are hard not to love. Welcome to the real estate recap for March 2021 in beautiful Manhattan Beach. It was another huge month in the Manhattan Beach real estate market during March 2021. There were 42 homes sold in this coastal community compared with 25 in March of 2020. In addition 53 homes went into escrow durring the month. The median sales price was an impressive $3,448,000.

Latest Beachfront Sale on the Manhattan Strand
1144 The Strand #B, Manhattan Beach CA 90266 – Sold at $3,500,000
The latest sale on the beachfront Strand market in Manhattan Beach was definitely a project. It was in the middle of a pretty major remodel and it’s also somewhat challenged with the location as it’s steps to downtown so it’s a fairly congested area. Having said that views of the pier are spectacular.
This most recent sale was a rare condo so the price point was certainly very different from the single family and duplex properties on The Strand. 1144 The Strand #B closed at $3,500,000 after coming on the market in late 2020 for $4,500,000. The seller’s willingness to come down on price certainly played a role in getting it sold. It was a very large condo with almost 2,500 square feet and 3 bed/2 bath. The biggest challenge was that it had been undergoing a major renovation when put on the market so it was basically a construction site which eliminated any traditional financing and took a buyer with a lot of vision.
