Historic Hermosa - 3033 The Strand beachfront home
3033 The Strand in Hermosa Beach was just recently relisted and while we’re a bit biased (we love older beach homes with that original beach look and feel) this is an interesting home due to the beach frontage. Originally listed in the spring of 2019, the home came out at $19,000,000. A few price reductions later it was eventually taken off the market. It’s recently come back on for a more reasonable $14,900,000. The home was built in 1932 so it’s been an iconic property on the Strand for almost 100 years. Sitting on 45′ wide lot it’s ideally located in north Hermosa so just a bit quieter than homes closer to the pier. Although it is most likely being sold strictly for the land, the current home offers 6 bedrooms, 7 baths and a bit over 4,000 square feet.
If you’re looking for a beachfront opportunity that doesn’t come along all that often, 505 Paseo De La Playa might be the home and location for you. Unlike the beachfront homes of the Manhattan Beach Strand and Hermosa Strand, Paseo De La Playa offers even better views and a bit of privacy. They offer very large lots with the land extending all the way down to the beach. It’s rare to see one of these incredible oceanfront homes hit the market and this is no exception. Built in 1962 it’s an older home that feels pretty dated and will likely get/need quite a bit of work to become a luxury home, but as they say in real estate, “location, location, location”.
Paseo De La Playa is a hilly street with the homes on the west side sitting on a beachfront bluff with incredible views of the ocean, PV and the coastline. The home is listed at $5,500,000 this is a 4 bedroom (one bedroom downstairs and 3 upstairs), 3 bath home with just under 3,200 square feet.
If you’re looking for a more affordable way of living oceanfront in Southern California, the Esplanade of Redondo beach might be just what you’re looking for. Due to denser zoning, there are a number of oceanfront buildings unseen anywhere else in the South Bay. The Sand Castle at 615 Esplanade is one of those buildings.
#102 is a first floor unit, meaning it’s in the front building with somewhat limited views due to the elevation and walkway in front but certainly an opportunity to remodel a bit and have a great full time or vacation property.
We do feel that the price is on the higher side as this is similar to a 5th floor view (first floor of the rear building with obstructed views due to the roof of the front building). The last 2 5th floor units sold in the mid to high $600,000s.
Another recent sale on the beachfront strip known as the Strand in Hermosa Beach reveals a bit about this high end market. The home at 1534 The Strand had been on the market for quite a while and was originally listed with another agent. The home was originally priced at $11,900,000 back in June of 2019 with a number of price reductions leading up to the final list price of $9,999,000. This beachfront home eventually sold for $3.2M below the original list price which is pretty reflective of the Strand real estate market in both Hermosa and Manhattan Beach.
The home was very nice with quite an abundance of custom features. The top level was pretty spectacular and the showcase of the home with a huge deck that offered an ocean view jacuzzi, outdoor kitchen, spacious seating area and something pretty rare for Strand homes…..a bit of privacy.

Pricing and Patience Key When Selling Oceanfront Homes in Manhattan Beach
The market for beachfront homes on the Strand in Manhattan Beach is very unlike the rest of the South Bay or even the rest of Manhattan Beach. As these oceanfront homes garner prices unrealistic for even high end home buyers, they often sit on the market or have numerous price reductions before selling. As they’re also frequently pulled off of the market and then put back on with different realtors, the days on market is actually considerably higher than it shows. Some homes can sit on the market for several years.
At the moment there are 5 active homes for sale on The Strand in Manhattan Beach, but that’s with 4 homes recently being removed from the MLS or expiring. Most of these are likely to make another apppearance soon.
