location(nobody above) and unit number (higher the number closer to the ocean) means that this one has great harbor and ocean view compared with most units. Top floor condos sell for a premium with nobody above and a better view than even a level below. Another really nice feature of 3rd floor units is that the kitchen wall that was in the original build (people liked to separate living spaces back then) has been completely removed making for a much more open layout and loads more light.

The condo was nicely updated with a cool coastal look but the sales price was surprising given the first floor location made for a very limited view compared with most 2 bedroom units in the complex. As all of the 2 bedroom condos (6 per building) are end units and on the ocean side they have the best views of the floor. The first floor in most of the buildings (a few have two levels of parking below so they’re basically one level higher) often has limited views and this unit definitely had a limited view. One side benefit to the first floor, however, is that it’s the only floor that owners can have hardwood floors throughout and unit 117 took advantage.
priced at $619,000 which is definitely a value given that the last top floor unit just closed at an unprecedented $700,000. That unit in the 630 building did have additional value as the 630 building has 2 levels of parking meaning the building is higher, it was several units closer to the water so better views, and the 630 building is further from Catalina Ave so a bit less road noise, but this is still priced to get considrable interest. The condo at 660 The Village #306 has been updated, and certainly appears very well taken care of.
