Considering that there were 6 total on market oceanfront property sales in all of 2020, the past 45 days has been nothing short of
amazing on the Manhattan Beach Strand. The Strand is the oceanfront stretch of homes extending from the beginning of Hermosa Beach to the end of north Manhattan Beach (which was somewhat rebranded from El Porto which it had always been called) Since the beginning of September there have been 6 closed escrows on this iconic beachfront location. The average “list” price for the homes that sold was $10,832,167 with the average “sold” price at $10,562,500….although many of the “list” prices had been dropped from their initial price when first on the market.

It’s been a long time on the market and some major price reductions, but the home at 3001 The Strand in the Hermosa Beach north sand section has finally gone into escrow. That’s good news for the crowded beachfront home market in Hermosa and Manhattan. It seems like we’ve been discussing this home forever and that’s not far off as it’s been on the market off and on since 2016 when it originally was priced at a whopping $22,900,000. The latest price was $15,900,000 and we’ll keep you posted when the home sells.
We don’t see all that many condos for sale on the Manhattan Beach Strand as most ultra wealthy beachfront buyers want the property all to themselves….and who can blame them. Every once in a while situations make for unique properties and at the moment we actually have 2 Strand condos for sale. One isn’t quite facing the beach while the one at 1208 the Strand #B most definitely gets a straight on, unblockable view of the beach, ocean and Manhattan Pier. Priced at $4,999,000 it offers 2 Beds, 2 Baths, 1,190 sqft on a fairly standard 3,317 sqft lot. It’s a fairly steep price tag at over $4200 a square foot but it’s tough to argue that it’s anything but fantastic.

While the number of days on market is definitely misleading, there’s no question that the beachfront home at 212 The Strand has been on the market for a while. 1,064 days on the market to be precise. That has finally changed as this new construction beachfront home in Hermosa is now in escrow. The reason the number is a bit misleading is that the builder/agent listed the home long before it was actually complete and was listed at a very optimistic $11,900,000 price at the time. It’s been through a number of price reductions, which seems to be the norm on the very slow beachfront luxury market, to it’s most recent price of $8,999,999. The home offers 5 Beds, 5.5 Baths, approximately 4,403 sqft on a 2,374 sqft lot. We’re not aware of the sales price so we’ll update that once sales info is released after close of escrow. It hadn’t been on the market (especially in relation to most Strand homes) long but sold at a significantly lower price. It was listed at $9,495,000 and closed at $7,000,000.

Beachfront home sales have been a challenge lately as the combination of a high number of homes on the market and lofty prices have made for a slow market. We recently mentioned the home at 3033 The Strand as it’s on a very nice sized lot with great beach frontage. The north Hermosa location is ideal as it’s quieter than areas down near the pier and is about equidistant from downtown areas of both Manhattan and Hermosa. We’ll keep you posted if and when this home closes and the sales price can be released.
