Unlike just about every other beachfront home for sale on The Strand in Manhattan Beach, the duplex at 516 The Strand sold quickly for full price. This wea very likely a land sale, as the duplex was clean but far from what current buyers would be looking for at tht this price.the beachfront duplex at 516 and 518 The Strand closed in August for $14,500,000. This one is all about the location as the south Manhattan Beach sand section location is about as good as you get.

Back on the Market - 505 Paseo De La Playa in the Hollywood Riviera

After being pulled of of the market for a short period of time, the oceanfront home at 505 Paseo De La Playa is back on the market and avilable priced at $5,500,000. As with many of the sales on Paseo De La Playa it’s an older home in fairly original condition but it’s tough to beat the location. It offers 4 bedrooms, 3 baths and almost 3,200 square feet on an expansive 26,985 square foot lot (BTV) that stretches all the way to the beach.

The price is likely going to be a bit of a reach for the seller as the home just up the street at 529 Paseo De La Playa just closed escrow at $5,650,000 and the home was in similar condition but had a slightly bigger flat yard facing the ocean and also had extensive (and expensive) shoring done to the hillside which is always a challenge due to California Coastal Commission restrictions. The home at 505 Paseo De La Playa has apparently had some hillside challenges. Another upgrade on 529 was the addition of a trail down to the beach when the shoring was done which is a pretty significant value added as it’s so tough to get CCC approval.

Rare Beachfront Condo for Sale at 1208 The Strand Manhattan Beach

We don’t see all that many condos for sale on the Manhattan Beach Strand as most ultra wealthy beachfront buyers want the property all to themselves….and who can blame them. Every once in a while situations make for unique properties and at the moment we actually have 2 Strand condos for sale. One isn’t quite facing the beach while the one at 1208 the Strand #B most definitely gets a straight on, unblockable view of the beach, ocean and Manhattan Pier. Priced at $4,999,000 it offers 2 Beds, 2 Baths, 1,190 sqft on a fairly standard 3,317 sqft lot. It’s a fairly steep price tag at over $4200 a square foot but it’s tough to argue that it’s anything but fantastic.
