3404 The Strand – Manhattan Beach Oceanfront Home Hits the Market
3404 just hit the market for a second time in the past few months. It looks like a new listing it’s actually a relist with new realtors and a new price. This is a unique beachfront duplex that hit the market at $14,995,000 about 45 days ago and it’s now relisted at a new price of $14,250,000. There is an abundance of beachfront Strand listings currently available but 3404 The Strand is a bit different and certainly unique. This is a Manhattan Beach sand section duplex that isn’t the usual primary home with a small unit over the garage. 3404 The Strand offers two sizable homes and both have incredible views. The 3 level front home sits just off of the sand and offers unblockable ocean and beach views and is a bit larger than the rear home. The rear home is what really makes this property unique as it is considerably taller than the current height limits would allow but grandfathered in allowing it two levels each with magnificent ocean views.

Oceanview Condo in The Village Redondo Beach Closes Over Asking Price
620 The Village Unit#117, Redondo Beach, CA 90277 
While this one isn’t oceanfront, the condo complex known as The Village in South Redondo Beach has some great ocean and harbor views and just steps from the pier and world famous Redondo Beach.
One of the more recent closed escrows was in The Village in Redondo Beach and it was a fairly rare two bedroom oceanview condo that sold at an impressive $1,147,000. The condo was nicely updated with a cool coastal look but the sales price was surprising given the first floor location made for a very limited view compared with most 2 bedroom units in the complex. As all of the 2 bedroom condos (6 per building) are end units and on the ocean side they have the best views of the floor. The first floor in most of the buildings (a few have two levels of parking below so they’re basically one level higher) often has limited views and this unit definitely had a limited view. One side benefit to the first floor, however, is that it’s the only floor that owners can have hardwood floors throughout and unit 117 took advantage.

We’ve talked a lot about this property in the past as it was actually the all time sales record when it sold a few years back at $22,650,000 in early 2018.
Given the location on the oceanfront bluff top street of Paseo De La Playa in the Hollywood Riviera, this is an impossible to replicate property…. incredible combination of oceanfront location, huge 1.4 acre (we don’t generally talk in acres in the South Bay) lot that extends to the sand below and two homes making it a true showcase estate.
