One of the most unique ownership opportunities in the South Bay has to be found at the Beach House Hotel in Hermosa Beach.

Each hotel/condo room is individually owned and owners can use their condo suites for up to 90 days a year.  The rest of the year the condo must be available for rental and the hotel takes care of the rest.  This was the unique arrangement with the California Coastal Commission to allow ownership, but more beach access for others.

Unit #127 was a ground floor unit and unfortunately it’s not ocean front….but had a bit of a view of the beach and Noble Park.  The condo faces 14th Street so there is a bit of traffic and foot traffic out front.  That made it all the more impressive that it closed at $975,000 which was full price.

1614 The Strand in Hermosa Beach is a 1913 built beachfront duplex.  The property has been a rental and has some charm, but at $7,500,000 it’s being sold with the highly outcome of it being knocked down and replaced with something significantly bigger.   The value is all about the land as it’s a nice sized beachfront lot and certainly the future home of something impressive.  While we’re always big fans of older beach bungalows and the history behind them…..economics rule the day in real estate and nobody is going to be $7.5M for two very small 2 bed 1 bath apartments.

The location is right on the edge of where it gets a little less busy around the pier and pier plaza areas so for the most part the proximity to the pier is a plus.  While it’s not quite as A+ location than a bit further north, it’s definitely  a  premium location.

The home is a 1913 duplex with 2 two bedroom, two bath units and six car parking in the driveway.  That’s actually one of the challenges as the home only occupies about half of the lot….hence why it’s only 1,716 square feet between the two units.

According to the listing notes a future new construction home would allow a 30 foot height compared with the 25-foot limit north of 22nd Street.  That makes a huge difference as it allows either 2 main levels with very high ceilings or a 3rd level if the first floor is below ground level.  It also means the ability to have far greater square footage.

As with many Strand listings, this one has been on and off the market for years. It was first listed in 2016 for $8,995,000 (with a different realtor) and and then about a year later for $7,600,000.  This newest list price is $7,500,000.
