212 The Strand Hermosa Beach – Beachfront Home In Escrow After 1,000+ Days on Market
While the number of days on market is definitely misleading, there’s no question that the beachfront home at 212 The Strand has been on the market for a while. 1,064 days on the market to be precise. That has finally changed as this new construction beachfront home in Hermosa is now in escrow. The reason the number is a bit misleading is that the builder/agent listed the home long before it was actually complete and was listed at a very optimistic $11,900,000 price at the time. It’s been through a number of price reductions, which seems to be the norm on the very slow beachfront luxury market, to it’s most recent price of $8,999,999. The home offers 5 Beds, 5.5 Baths, approximately 4,403 sqft on a 2,374 sqft lot. We’re not aware of the sales price so we’ll update that once sales info is released after close of escrow. Manhattan Beach saw a rare beachfront home sale at 3004 The Strand. 3004 The Strand was a very unique home that recently closed escrow at a number well below the list price. It may not be a coincidence that it’s one of the few beachfront home sales in the past year. It hadn’t been on the market (especially in relation to most Strand homes) long but sold at a significantly lower price. It was listed at $9,495,000 and closed at $7,000,000.

Beachfront Home at 3033 The Strand Hermosa Beach Sells for $12,000,000
3004 The Strand in Hermosa Beach was one exception to a very saturated and very slow beachfront market. It recently closed escrow at a number well below the list price, which certainly may be one reason it sold relatively quickly compared with the rest of the market. 3033 was a classic beach house much larger than most original beach bungalows on the Strand. It was listed at $14,800,000 and closed at $12,000,000.

3001 The Strand Hopes to Become One of the Highest Sales Ever
3001 The Strand is a new listing in Hermosa Beach and is trying to do something virtually unheard of in the South Bay…..top the $20,000,000 price mark. Listed with Chhabria Real Estate Company the home is priced at $21,000,000. In our opinion we just don’t see how it’s going to sell anywhere near that number but in the highest end of the luxury market it only takes one buyer. The home offers 6 bedrooms, 6 baths and almost 6,000 square feet. It also offers 37 feet of beach frontage on an almost 4,000 square foot lot.
This home has quite the history of high listing prices and spending time on the market. In 2012 when it was new construction it spent a year on the market at $10,999,000 but never sold after a year. In 2013 it sold at $10,000,000 in 2013 and then was put back on the market a month later at $13,900,000 and once again didn’t sell. Somehow in 2016 the owners thought that values had jumped to $22,900,000 but once again it sat on the market. 2018 is here and now the home is priced at $21,000,000 and only time will tell if the market has caught up to the price. It seems extremely unlikely but all it takes is one buyer to think it’s worth it.
