Back on the Market - 505 Paseo De La Playa in the Hollywood Riviera
After being pulled of of the market for a short period of time, the oceanfront home at 505 Paseo De La Playa is back on the market and avilable priced at $5,500,000. As with many of the sales on Paseo De La Playa it’s an older home in fairly original condition but it’s tough to beat the location. It offers 4 bedrooms, 3 baths and almost 3,200 square feet on an expansive 26,985 square foot lot (BTV) that stretches all the way to the beach.
The price is likely going to be a bit of a reach for the seller as the home just up the street at 529 Paseo De La Playa just closed escrow at $5,650,000 and the home was in similar condition but had a slightly bigger flat yard facing the ocean and also had extensive (and expensive) shoring done to the hillside which is always a challenge due to California Coastal Commission restrictions. The home at 505 Paseo De La Playa has apparently had some hillside challenges. Another upgrade on 529 was the addition of a trail down to the beach when the shoring was done which is a pretty significant value added as it’s so tough to get CCC approval.

If you’re looking for a more affordable way of living oceanfront in Southern California, the Esplanade of Redondo beach might be just what you’re looking for. Due to denser zoning, there are a number of oceanfront buildings unseen anywhere else in the South Bay. The Sand Castle at 615 Esplanade is one of those buildings.
#102 is a first floor unit, meaning it’s in the front building with somewhat limited views due to the elevation and walkway in front but certainly an opportunity to remodel a bit and have a great full time or vacation property.
We do feel that the price is on the higher side as this is similar to a 5th floor view (first floor of the rear building with obstructed views due to the roof of the front building). The last 2 5th floor units sold in the mid to high $600,000s.
