Beachfront home sales are few and far between as there just are not that many home buyers that can afford these luxury homes. One recent home that went into escrow was the new construction single family home at 1830 The Strand. Offering an ideal location near downtown, but far enough to be a bit calmer, the home offers 4 bedrooms, 5 baths and approximately 3,750 square feet on 3 levels. The home had been on the market for some time and was originally priced at $12,000,000 back in September.

The home at 2120 The Strand in Hermosa Beach just recently accepted an offer and just changed to pending as it’s now in escrow. This was a notable sale not only due to the $10,000,000 price point, but due to the ultra high end beachfront Strand market being very slose. It’s not uncommon to see this level home sit on the market for a year or more so it’s a big deal when this level home sells. The home offers a great location for the Strand as it’s walkable to the Hermosa pier area but not too close to deal with any of the congestion. The home features 5 bedrooms and 5 baths on 3 levels and just under 3,700 square feet. List price is $9,950,000.

3001 The Strand is a new listing in Hermosa Beach and is trying to do something virtually unheard of in the South Bay…..top the $20,000,000 price mark. Listed with Chhabria Real Estate Company the home is priced at $21,000,000. In our opinion we just don’t see how it’s going to sell anywhere near that number but in the highest end of the luxury market it only takes one buyer. The home offers 6 bedrooms, 6 baths and almost 6,000 square feet. It also offers 37 feet of beach frontage on an almost 4,000 square foot lot.
This home has quite the history of high listing prices and spending time on the market. In 2012 when it was new construction it spent a year on the market at $10,999,000 but never sold after a year. In 2013 it sold at $10,000,000 in 2013 and then was put back on the market a month later at $13,900,000 and once again didn’t sell. Somehow in 2016 the owners thought that values had jumped to $22,900,000 but once again it sat on the market. 2018 is here and now the home is priced at $21,000,000 and only time will tell if the market has caught up to the price. It seems extremely unlikely but all it takes is one buyer to think it’s worth it.
The lower level of 3808 The Strand offers a multitude of features and options including a state of the art media room/theatre, fantastic beach room with a fully retractable bifold window wall, bright and spacious guest room, luxurious bath and powder room as well as access to the beachfront patio.
